Orange County Real Estate: Is This the Strongest Buyer’s Market in 18+ Years?

After more than 18 years in Orange County real estate, I believe we’re in a market buyers can consider a playground. The balance of power is shifting, and for buyers who have been waiting for the right opportunity, this could be one of the most favorable windows we’ve seen in nearly two decades.
The Numbers Tell a Story
Take a look at the pending sales chart above. It tracks the number of homes under contract in Orange County from 2008 through 2026.
For years, pending sales followed a familiar rhythm. Buyer activity would rise and fall with the seasons, often climbing into the spring and summer before cooling off again. At several points throughout the chart, pending sales surged above 3,000.
More recently, however, those seasonal peaks have become considerably smaller. The latest portion of the chart shows pending sales at an unusually low level compared with much of the historical period.
That matters because pending sales offer a window into buyer activity. When fewer homes are going under contract, it can signal that buyers are becoming more selective, affordability is weighing on demand, or uncertainty is causing people to hesitate.
And when buyers hesitate, opportunities can emerge for those who are prepared to act strategically.
What Makes This Market Different?
A buyer’s market isn’t simply a market where home prices fall. It’s a market where buyers have more choices, greater negotiating power, and less pressure to make rushed decisions.
Depending on the property and neighborhood, that can mean:
- More room to negotiate. Sellers may be more willing to consider offers below asking price, closing-cost credits, repairs, or other favorable terms.
- Less competition. Some homes may attract fewer competing offers, giving buyers more time to evaluate a property and make a thoughtful decision.
- More opportunities to negotiate after inspections. When a seller has fewer alternatives, reasonable requests for repairs or credits may carry more weight.
- Potentially better value. Homes that have lingered on the market or undergone price reductions may present opportunities that were difficult to find in a more competitive environment.
- A chance to avoid bidding wars. Buyers may have more opportunities to negotiate directly rather than competing against multiple offers.
Of course, these advantages aren’t universal. A beautifully presented home in a highly desirable neighborhood can still attract strong interest. Real estate is local, and even within Orange County, conditions can vary dramatically by city, price range, and property type.
But the broader shift in buyer activity is worth watching.
Sellers Need a Different Strategy, Too
If you’re selling a home, this market deserves just as much attention.
When buyers have more choices and fewer homes are going under contract, presentation, pricing, and negotiation become even more important. Overpricing a property can mean missing the most engaged buyers, accumulating days on market, and eventually making reductions that could have been avoided with a stronger initial strategy.
This is where exceptional marketing and an evidence-based pricing strategy matter.
I believe every property deserves thoughtful, luxury-minded marketing, regardless of its price point. Professional photography, compelling presentation, floor plans, virtual staging when appropriate, and a coordinated marketing strategy help a home stand out. But beautiful marketing must be paired with a realistic pricing strategy and skilled negotiation.
In a shifting market, sellers don’t need empty promises. They need honest advice, a plan grounded in data, and an agent who can adapt as conditions change.
Is This the Best Opportunity Orange County Buyers Have Had in 18+ Years?
Based on the unusually low pending sales levels shown in this chart, I believe we’re experiencing a particularly important moment for buyers. Whether this ultimately proves to be the strongest buyer’s market in more than 18 years will depend on additional measures, including active inventory, months of supply, price reductions, and actual closed-sale prices.
But buyers don’t need to wait for a market to earn a historical label before taking advantage of favorable conditions.
The most important question isn’t whether the entire market has reached its bottom. It’s whether a particular property represents a good opportunity at today’s price, with today’s competition and today’s negotiating conditions.
That requires looking beyond headlines and examining the numbers that matter for your specific situation.
